The housing stock splits sharply. Around Fairlight, Bower Street and the older streets behind the Corso there are Federation and Californian bungalow homes, most on suspended timber floors, most with original hardwood still in place beneath carpet. Along the beachfront and through the flatter blocks there is a dense band of interwar and post-war walk-up apartments, plus newer developments — nearly all of them governed by a floor-covering by-law.
Being this close to open ocean changes the numbers. Humidity runs higher and swings harder than a few kilometres inland, which raises the equilibrium moisture content timber settles at. Sand is the other quiet problem: it is abrasive, it gets tracked in constantly, and it will dull a coating faster here than almost anywhere else. That is an argument for a harder-wearing finish and for re-coating before the wear reaches the timber, not after.

Questions
Usually, and it is almost always worth checking before you buy a new floor. Federation and interwar homes here typically have tongue-and-groove hardwood that only needs sanding, minor board replacement and a fresh finish. Old-growth timber of that grade is not obtainable new. Lifting a corner of the carpet in a wardrobe tells you in two minutes what you are working with.
It affects the detail rather than the product. Higher and more variable humidity near the ocean means acclimatisation and expansion gaps matter more, and engineered timber handles the swing better than solid. Sand tracked in from the beach is abrasive, so a harder-wearing coating and a recoat before the finish wears through will keep the floor looking new far longer.
