The older beach houses through Avalon, Bilgola and Newport were largely built with generous hardwood on suspended floors, and a lot of it survives intact under later coverings. It is worth uncovering. Old-growth Australian hardwood of that grade is not something you can order.
The conditions are demanding though. Bushy, shaded blocks hold moisture. Sloping sites mean subfloors that are generous at one end and tight at the other, with drainage running towards the building on more than a few properties. Sanding an original floor here without first understanding the moisture behaviour underneath is how a beautiful result turns into a cupped one within a year.
Access is a genuine practical factor too — steep driveways and long stair runs affect how machinery and materials get in, and any honest quote accounts for it.

Questions
Almost always. The hardwood used in those houses is old-growth, tight-grained and denser than anything milled today, and sanding it back reveals timber you could not buy new. The one thing to establish first is whether the subfloor is dry and well ventilated, because restoring a floor that is still taking on moisture from below only buys you a year or two.
