Timber flooring installation
Engineered oak, solid hardwood, hybrid and vinyl plank — measured, moisture-tested, acclimatised and installed to the manufacturer’s specification.
Lower North Shore
North Sydney adds a layer most residential suburbs do not: building management, loading dock bookings and permitted work hours.
We cover North Sydney and the surrounding Lower North Shore.
High-density residential towers and mixed-use buildings dominate, which means the flooring job is wrapped in logistics — lift bookings, protection of common areas, security access, and often restricted work hours. Those constraints are not an afterthought; they change how long a job takes and therefore what it costs, and any quote that ignores them will need revising.
Acoustic requirements in newer towers are frequently stricter than the older walk-ups, with 5 or 6 star by-laws not unusual. Newer buildings often have better base construction to work with, which helps.
There is also light commercial and office fit-out work here, where the specification shifts towards heavier wear layers, commercial-rated coatings and three finish coats rather than two.
Services
Engineered oak, solid hardwood, hybrid and vinyl plank — measured, moisture-tested, acclimatised and installed to the manufacturer’s specification.
Bringing tired, dark, scratched floorboards back to raw timber and finishing them properly — with dust extraction that keeps the rest of the house liveable.
The most specified floor in Sydney right now, and for good reason — real timber wear layer, far more dimensional stability than solid, and it suits apartments.
Waterproof, hard-wearing and quieter underfoot than laminate — the sensible answer for wet areas, rentals, holiday houses and anywhere with kids and dogs.
Water damage, squeaks, cupped boards, gaps and holes where a wall used to be — repaired and blended so the fix does not become the thing you look at.
The least visible part of the job and the part that decides whether the floor above it lasts. Always assessed on site, always quoted separately.
Questions
Yes. For tower work that usually means booking the lift, providing insurance certificates and a SWMS to building management, protecting lifts and common corridors, and working within permitted hours. We factor that into the schedule and the quote up front, because trying to fit a normal working day into a building that only allows work between 9am and 4pm is how jobs run over.
