Eastern Suburbs

Timber flooring in Vaucluse

Larger homes, larger floor plates, and the set-out decisions that come with running a single floor across several hundred square metres.

We cover Vaucluse and the surrounding Eastern Suburbs.

At this scale the technical questions change. Long continuous runs need expansion strategy — where the movement joints go, how they are covered, and whether a run is long enough to require an intermediate joint at all. Wide boards over long sight lines are unforgiving of substrate variation, so the flatness survey covers the whole area rather than a sample.

Multi-level homes bring staircase work into scope, and stairs are the highest-skill and slowest part of any flooring job. Treads and risers are templated individually because staircases are never square, and the nosing profile has dimensional requirements under the Building Code that a floor covering must not compromise.

These jobs also tend to run alongside other trades, so sequencing matters — flooring goes in at the right point relative to painting, joinery and skirting, and getting that order wrong costs more than the flooring.

Services

Services available in Vaucluse

Timber flooring installation

Engineered oak, solid hardwood, hybrid and vinyl plank — measured, moisture-tested, acclimatised and installed to the manufacturer’s specification.

Floor sanding & polishing

Bringing tired, dark, scratched floorboards back to raw timber and finishing them properly — with dust extraction that keeps the rest of the house liveable.

Engineered oak flooring

The most specified floor in Sydney right now, and for good reason — real timber wear layer, far more dimensional stability than solid, and it suits apartments.

Hybrid, SPC & vinyl plank

Waterproof, hard-wearing and quieter underfoot than laminate — the sensible answer for wet areas, rentals, holiday houses and anywhere with kids and dogs.

Repairs & restoration

Water damage, squeaks, cupped boards, gaps and holes where a wall used to be — repaired and blended so the fix does not become the thing you look at.

Subfloor preparation

The least visible part of the job and the part that decides whether the floor above it lasts. Always assessed on site, always quoted separately.

Questions

Flooring in Vaucluse: common questions

Do large open-plan floors need expansion joints?

Often, yes. Every timber and hybrid floor moves with humidity, and beyond a certain continuous run the accumulated movement exceeds what a perimeter gap can absorb. Manufacturers publish maximum run lengths for their products. Where a run exceeds it, an intermediate expansion joint is required — covered with a trim, or detailed at a doorway where it reads as intentional.
