The freestanding homes across Mosman, Cremorne and Northbridge are largely Federation, interwar and mid-century, and a high proportion still have their original tongue-and-groove hardwood in place under carpet or vinyl. Brushbox, tallowwood and blue gum are common. These floors are almost always worth restoring rather than replacing — the timber is old growth, tight-grained and simply not obtainable in that quality now.

Several pockets sit inside heritage conservation areas, which affects what can be done to visible elements and sometimes to skirting and stair profiles. Restoration that keeps original material is usually both the better result and the easier approval.

The apartment side is a different discipline entirely. Neutral Bay, Cremorne and North Sydney carry an enormous stock of art deco walk-ups and newer blocks, almost all with a floor-covering by-law and an acoustic requirement expressed as an AAAC star rating. Here the specification decision is made before the aesthetic one.
