Timber flooring in Woollahra

Terrace floors are their own discipline: narrow boards, a century of movement, and original material that is worth the extra care.

We cover Woollahra and the surrounding Eastern Suburbs.

Victorian and Federation terraces through Woollahra and Paddington typically have narrow baltic pine or early hardwood boards, often with substantial gaps opened up over a hundred years of seasonal movement, and often with a history of patching where plumbing and wiring went through. Most of it is restorable.

Gap filling is the decision people find hardest. Filling gives a smooth, draught-free, uniform surface, but a rigid filler in a floor that still moves seasonally will crack out. The alternatives are leaving the gaps as part of the floor’s character, or fitting slivers of matching timber into the larger ones — slower, more expensive, and much longer-lasting.

Most of the area sits within a heritage conservation area. That rarely governs the floor surface, but it is a good reason to match original skirting and stair profiles rather than substituting a modern one.

Services available in Woollahra

Timber flooring installation

Engineered oak, solid hardwood, hybrid and vinyl plank — measured, moisture-tested, acclimatised and installed to the manufacturer’s specification.

Floor sanding & polishing

Bringing tired, dark, scratched floorboards back to raw timber and finishing them properly — with dust extraction that keeps the rest of the house liveable.

Engineered oak flooring

The most specified floor in Sydney right now, and for good reason — real timber wear layer, far more dimensional stability than solid, and it suits apartments.

Hybrid, SPC & vinyl plank

Waterproof, hard-wearing and quieter underfoot than laminate — the sensible answer for wet areas, rentals, holiday houses and anywhere with kids and dogs.

Repairs & restoration

Water damage, squeaks, cupped boards, gaps and holes where a wall used to be — repaired and blended so the fix does not become the thing you look at.

Subfloor preparation

The least visible part of the job and the part that decides whether the floor above it lasts. Always assessed on site, always quoted separately.

Questions

Flooring in Woollahra: common questions

Should gaps in old terrace floorboards be filled?

It depends on how much the floor still moves. Filling gives a smooth, draught-free surface, but rigid filler in a floor with active seasonal movement will crack out within a couple of years. For wide gaps in an old terrace, fitting slivers of matching timber lasts far longer. For hairline gaps, a flexible filler applied during sanding works well. We assess the movement before recommending either.

Can baltic pine floorboards be sanded?

Yes, and they come up beautifully — pale, warm and characterful. Pine is much softer than Australian hardwood, so it sands faster and marks more easily afterwards, which makes coating choice important. It also means a lighter touch on the machines; an inexperienced operator will dish a pine floor far more readily than a hardwood one.
