Timber flooring in Bondi

Bondi combines the two hardest variables in this trade: dense deco strata, and open-ocean humidity and salt.

The interwar apartment blocks that define much of Bondi carry floor-covering by-laws, concrete slabs and — in the older buildings — minimal acoustic separation beyond the slab itself. As in Cremorne, that puts the entire acoustic burden on the underlay system, and makes honest expectation-setting about lab ratings versus installed performance important.

The terraces and semis behind the beach carry original boards worth restoring, with the same gap-filling and movement considerations as Woollahra.

And then there is the coast. Higher humidity, sharper seasonal swing, and sand tracked in year-round. Sand is abrasive; it will wear a coating faster here than inland. The practical answers are a harder-wearing finish, a recoat before the wear reaches the timber, and engineered rather than solid where the humidity swing is doing the most work.

How often should a floor near the beach be recoated?

More often than an inland floor, because sand tracked in from the beach is abrasive and wears the coating faster. The rule is to recoat before the finish wears through to bare timber — once the timber itself is exposed and marked, a full sand is required instead, which is far more expensive and uses up wear layer. A light buff and recoat every few years in high-traffic areas is much cheaper.
